The Pioneer Resort will be situated at the base of the Pirin mountain, 1km away from one of the 5 golf courses under development in the area. The Development

The Pioneer Resort will be situated at the base of the Pirin mountain, 1km away from one of the 5 golf courses under development in the area. The site is the original Pioneer (Scouts) base for the region. It was chosen for its ideal location to commence trekking and skiing adventures from. This is why it is such a unique location. It is actually within the tree line so over 50% of the trees are to be kept to give the site a feeling of being well established and also in line with the philosophy of the developer to observe the areas natural beauty.

The developer is an Irish, British and Bulgarian partnershiip which is committed to building a beautiful, high quality resort that does justice to the stunning surroundings of the Pirin Mountain.

The resort will also include a large professional spa centre and a boutique hotel. This will offer the purchasers of the apartments a revenue generating option if they want to sublet their apartments back to the hotel.

The complex stands on an area of 21,000 square meters. It faces south-southeast and has an interrupted views of the Pirin and Rila Mountains.

Services

Services are provided for EUR 12 per sq m annually. These cover maintenance of the building, incl. electricity and water systems and roof, cleaning public areas, gardening, payrolls of staff. They exclude private utility usage, insurance, local taxes, rental management fees.

The Infrastructure of the resort

The resort will be landscaped to maximise the potential which already exists with regard to established and mature trees. The style of the complex will compliment the surrounding areas. In those peripheral areas where no construction is planned to take place the existing environment would not be altered save for tidying things up so that they compliment the rest of the resort. This main aim is to give the whole complex a smooth transition from the pure forest area to the communal areas. In the Western side of the resort the landscape will be landscaped to include - lake, stone cascade, newly planted trees with the aim of enhancing the already natural beauty of the stream.

The main road arteries will be asphalt-paved as will the underground parkings. The pavement will be stone bars on solid foundation and will be shaped to compliment the landscaping. Concrete blocks flooring on solid foundation, and some decorated concrete flooring. The complex would be surrounded partly by wall fences and partly by green live fence made of iron web and hedgerow.

The materials that would be used to support the constuction are traditional - concrete, ceramic bricks and bitumen ceiling covering (shindles). There would be special wooden construction built for the Sport&Recreational Center.

Payment Plan

Payment Plan (all dates are approximate):

  • 30% on contract (21 days from reservation)
  • 30% on roof completion (October 2008)
  • 30% on completion Article 15 (Jan 2009)
